At Metro 1 Properties, theyve stopped putting prices on many marketing materials advertising Wynwood properties. The reason: prices are changing too fast.

Rising prices for the sale and lease of properties in Wynwood is a reflection of the dramatic changes that have happened in the urban Miami neighborhood particularly in the last year. Its a trend that many have known anecdotally as theyve watched the industrial manufacturing area evolve into a haven for creative entrepreneurs opening restaurants, bars and offices. Theyre joining the art galleries that were the first to stake a claim in the neighborhood.

But until now there was no way of quantifying the changes taking root in Wynwood. While its common for commercial real estate brokers to track office, retail or industrial activity in major market areas like downtown Miami, Doral or Coral Gables, the same had never been done in Wynwood. There just wasnt enough activity and it was an area on the radar screen of only a handful of investors led by Tony Goldman.

Tony Cho of Metro 1 Properties decided it was time to share the story. Cho and his associates were the ones that put together many of the major deals in the neighborhood, so they had most of the transaction data in-house, which was used to compile the 2012 Wynwood Market Report for presentation to the Commercial Industrial Association of South Florida.

I felt there was a lot of mystique around what is Wynwood, said Cho, who has been working in the area for 12 years and has his offices here. I wanted to create a document that would help facilitate an understanding and set a benchmark that puts things in a more digestable fashion.

Some of the highlights of market changes in Wynwood between 2010 and 2011 include:

Total square footage of property sold jumped by 155.42 percent to 1.17 million square feet;

Total value of property sold jumped by 401.6 percent to $94.1 million;

Retail rental rates along the main thoroughfares of Wynwood have increased almost 100 percent in certain blocks;

The number of land sales more than tripled, going from 14 to 28;

MIAMI, FL – On Wednesday, March 7th, Bilzin Sumberg hosted nearly 40 students from Coral Gables Senior High School during a full-day legal education conference in connection with the Fourth Annual NALP/Street Law Legal Diversity Pipeline Program, a multi-week initiative which focuses on minority high school students with the goal of encouraging them to pursue a career in the law.

The Pipeline Program, which is a joint partnership between the National Association for Law Placement, Inc. (NALP) and Street Law, Inc., partners selected law firms with nearby, diverse high school law classes in an effort to provide engagement and education between aspiring law students and real-world legal professionals.

Only nine law firms in the country were selected to participate in the Diversity Pipeline Program; Bilzin Sumberg is proud to support this effort for a fourth year in a row.

“We are proud to be one of the few Florida firms chosen to participate in this important community program,” said Marshall R. During the multi-week Diversity Pipeline program, Bilzin Sumberg taught juniors and seniors enrolled in law classes about Real Estate Negotiations, Cyber Bullying and Mock Trial Litigation. Bilzin Sumberg professionals also provided one-on-one mentorship and career advice to students who have an interest in pursuing the legal profession post-high school graduation.

The conference reinforced lessons learned during the multi-week program and included a career fair for students to explore the wide array of jobs and practice areas in the field of law; interactive workshops, and a first-hand glimpse into the behind-the-scenes functions that are necessary for a law firm to operate.

The Diversity Pipeline Program serves an important component in the movement to increase representation of women and minorities in the legal industry. By providing students the opportunity to participate in real-world legal situations and learn about the law from local legal professionals, the program opens young people to the possibility of a legal career and provides resources to pursue that path.
